This five storey office block on the front of Ushers Quay comprising circa of 1700sq metres of contemporary office space occupied by the Local Government Management Services Board ( LGMSB).
Car parking for the building is in the basement level car park which is accessed from Ushers Street at the rear of the building.
LMS provided both the Mechanical and Electrical Services on this project. Energy efficiency is principal to the design of the building. Heating and cooling is provided by the use of a ground source head pump located in the car park. The heating or cooling depending on the buildings requirements is provided by the provision of embedded pipework in the floor slab soffits circulating water at varying temperatures. Low level mechanical ventilation is provided throughout to maintain a fresh environment for its occupants.
The Mechanical works consisted mainly of the installation of the following systems.
- Gas Installation
- Hot and Cold Water
- Chilled Water
- Building Management System
- Soils and Wastes
Electrical system installed were as follows
- LV infrastructure, generator, UPS
- Containment, cabling & termination
- Lighting & emergency lighting
- Mechanical services control system
- Protective services – fire alarm, cctv, intruder alarm & access control
- All data services
The local Government Management Services Board took possession of the new office five months before the entire project completion.
